New Construction Appreciation ๐
After 21 long months, my very first new construction project is complete and listed for sale.
I'm incredibly nervous to see how the market reacts.
So before I jump off a bridge, I want to thank a few people who made this possible.

First, I'd like to thank my family.
@Dia - There was a (not-so) brief moment when I thought we might be able to live in this home. Unfortunately, the budget got away from me, and the interest rates almost tripled before I could get to the finish line. Thanks for being so understanding. I'm going to make it up to you. I also want to thank you for helping me design the home - you made some BOLD choices I would not have made myself, but it seems they're paying off based on the feedback.
@Luna & Luca - Although it always seems like an accident waiting to happen, walking through this house with you truly puts into perspective the reason I did it in the first place. I'm just trying to do dope shit you might be proud of.
@Mom & Dad - I know you'd rest easier if I went back to a normal job, but what do you expect? I take after you. Thank you for being excellent role models and coming along for the ride.

I want to give a big shoutout to my real estate investor mastermind group. What started as a weekly call every Thursday at 1:00p has quickly grown into a bond I don't want to imagine my life without.
@Gabe - thanks for always transferring confidence. I was scared as hell going into this deal, but you've had your hand on my back to guide me every step of the way.
@Mike / Kyle - Our weekly catch-up calls to trade war stories and resources are instrumental to not only my work life but also my mental health. Being perpetually knee-deep in shit is fun as long as you're with the boys.

@Accolend - Thanks for taking a chance on a first-time new construction borrower. Putting 50% down hurt, but it was better than not doing the deal.
@Private Money Lenders - Thank you. All 6 of you. You know who you are. I'm especially grateful to the 3 people who showed up 3/4 of the way through the project when I was 1) running out of money and 2) forced to pay off Accolend because their extension fees were prohibitive.

@David - I quite literally couldn't have done this without you. I found the confidence to move forward with this deal the moment you agreed to help me execute the business plan. Thanks for grabbing the wheel and not getting mad at me when I tried to drive from the backseat.
@Peter - I can't wait to see how far you go. You have the exact right attitude to succeed in this world. You showed up and you wanted it. You were on site every time I stopped by, no matter the time of day. I was especially impressed by the elbow grease you put in towards the finish line. Thank you so much for caring. That's a quality no amount of compensation can buy. Keep doing the work you love - it shows in the final result.

@Agent - Amanda! I cannot thank you enough for what you were able to accomplish while I was away for two weeks. The project reached escape velocity the second I signed a listing agreement with you. You were the rocket ship we needed all along.

Lastly, I'd like to thank the market. Somehow, despite strong headwinds, the market for a new construction home in an affluent market has only improved over the past 6 months. I'm not asking any questions - just hoping this holds up for as long as it takes to sell this bad boy.
