Q3 ROCKS 🪨

I'm in an accountability group for real estate investors.

Every quarter, we identify our "Rocks".

A Rock is one of the three to seven most important things you must get done in the next 90 days. They're like goals, but generally require input from others and take longer than a few weeks to achieve.

Here are mine for Q3:

Health & Fitness

  • Dexa Scan is scheduled for the end of August
    • Specifically looking to improve:
      • Weight: From 159 to 155
      • % Fat in Trunk from 27 to 25 - 10% improvement
      • Lean Tissue: 72 to 75.6% - 5% improvement
      • Fat Mass: 24 to 21.6% - 10% improvement
  • Blood Test is scheduled for the end of August
    • One Goal: Keep Lipid Panel the same as the last test.
    • Total Cholesterol: 181 (<200 is where I want to be)
    • LDL: <119 (still “high”, but SIGNIFICANTLY lower than where I started

Improve HoldCo Balance Sheet by Liquidating the Following:

  • Turnpike Terrace: $125K in Limited Partnership Equity - EO August
  • 758 S Front St: $335K in Notes Receivable (NR) - EO August
  • Hamilton Ct - $108,750 in NR - EO July

Passion Project: Niche Affiliate Website

  • Domain: PSBeginner.com - Promoting a SaaS tool called, Propstream
  • 1 Search Engine Optimized AI generated article per day (90 total)
  • 3 Lead Magnets
  • Goal: Traffic of 90 unique visits per day at the end of 90 days
  • Blogging Tool: Feather.so

Process Before Results

Identifying rocks is less than half the battle. The hard part is creating a plan and sticking to it.

To ensure satisfactory Dexa Scan results I need to do 3 things:

  1. Limit myself to 1,850 calories per day. (Goal Weight x 12)*
  2. Hit 155g of protein per day (Goal weight x 1)*
  3. Progressive Overload in the gym
    1. Maintain CrossFit-style workouts
    2. Add Compound Heavy Lifts:
      1. Incline Bench
      2. Shoulder Press
      3. Squats
      4. Deadlifts
      5. Upright Row / Lat Pull Downs

*I use the free version of MyFitnessPal to track what I eat

To ensure I meet my Lipid Panel targets I need to do 2 things:

  1. .5lb Fibrous Vegetables Daily (Carrots & Celery are easiest for me)
  2. Daily Supplementation:
    1. Red Yeast Rice
    2. Krill Oil

To improve my business' balance sheet I need to do 1 thing:

  1. Be a squeaky wheel

The squeaky wheel gets the grease. Every asset I need to liquidate is either a loan I made to another operator (debt outstanding) or equity tied up in a partnership.

I've already received commitments from all counterparties on their expected timeline for exiting these projects. The only thing left to do is hold them accountable.

My passion project of building a niche affiliate website is just that.

I don't need this project to be financially successful.

I do, however, feel the need to spend a fraction of my time building something new.

I'm pretty much "pencils down" right now on acquiring more new construction projects.

I have 4 active developments in the hopper (Hillside, Oliver, Fairmount, Silver Spring) with 1 more (🤐) in the works. I don't feel comfortable adding another to the roster until I finish improving my balance sheet.

Since I won't be working on acquiring new projects, I figured I'd make a small bet on building out an affiliate website for a SaaS tool I particularly like called, Propstream.

Why Propstream?

Well, I made this YouTube Video a few years ago.

Since then, this video has received a whopping 218 views (sarcasm).

However, in the description, I included an affiliate link to Propstream, and ~10 people used my link to sign up for their service.

I make $30/month/referral. At my peak, I brought in something like $150/mo in affiliate income.

It's been a few years, and most people churned off, but I'm still making $60/mo as an affiliate for this product.

According to the keyword research (volume and ranking difficulty), I think there's a path to making this a decent source of passive income.

Or not. 🤷‍♂️ It doesn't matter.

I have an itch to build something other than a luxury single-family home, and I'll be damned if I don't scratch it.
