We created Gmail accounts for Luna & Luca so they can apply for Global Entry.

The obvious next step was to sign them up for SunShakSunday.

Welcome, loveys.

We did a family photoshoot during our trip to CDMX. These two stole the show.

Case Study: Project Washington

Project Washington
Project Washington

As you might already know, Project Washington was my first attempt at developing a Single Family Residence.

  • We bought the property on 12/17/2021 for $523,900.
  • We sold the property on 11/2/2023 for $2,010,000.

We did well, but it took almost 2 years(!!!) to drag this project across the finish line.

Carrying costs were brutal - my lenders made more money than I did (while taking on much less risk).

But I digress.

This case study is precisely the type of resource I wish I had before I started Project Washington.

It's also the resource I reference most when underwriting new opportunities. There's simply no better way to generate your next project's budget than with recent actuals.

Here's what you can expect:

  • Profit & Loss Statement - Hard Costs Only
  • Floorplans, Elevations & Renderings
  • Select Pictures from Listing Package to Show Finish Detail
  • Snapshot of Appraisal from Purchase (As-Is + ARV)
  • The Investor Pitch Deck.pptx I used to fund this deal using 100% OPM

The best part is you can get it for the low, low price of Free.99 (pay-what-you-want).
