Q4FY24 🪨 REVIEW

Given roughly half of Q4 qualifies as "the holidays", I had one overarching goal for the last 3 months of 2024: project progress.

Luna was my accountability partner. I brought her to all the projects last week to grade my progress.

Q4 Goal: 100% Complete with CO in hand

Q4 Actual: 90% Complete. We just finished painting the interior. We ordered the wrong size garage door so we're waiting for a new one. We also need to install the exterior and interior lights, pave the driveway, and backfill the drywells in the backyard.

Q4 Goal: Pass Rough Inspections (Mechanical, Electric, Plumbing)

Q4 Actual: We are done with drywall! Floors and tile up next. We are flying over here!!!

Q4 Goal: Framing complete: Roofed, Wrapped, Windows Installed

Q4 Actual: By EOD tomorrow, we'll be roofed and wrapped with the windows and front door installed! A week behind schedule.

Project Fairmount

Q4 Goal: Foundation Complete.

Q4 Actual: We have a hole in the ground! We will start the foundation tomorrow. Lots of room for improvement on this one. We purchased this house on 8/29/2024 and didn't take it down until 12/20/2024. That's 113 days. We're spending roughly $300 per day here in just holding costs. Ugh.

Project Baltimore

Q4 Goal: Finish Trim, Tile, Paint

Q4 Actual: Our General Contractor went AWOL. We had to redo much of his framing work because he left rotted wood, and we had to replace a few windows that weren't installed correctly. We should be insulating next week and drywalling by the end of the month. I think it's safe to say this will be my last project in Philadelphia.

Project Weston

We're closing on Tuesday, January 7th. Permits were submitted a month ago, and the current owners have until the end of the Jan to vacate the property.


Q4 🪨 Grade:

As we walked each property, I told Luna where I thought we'd be by the end of the year. When we got back home I asked her how she thought I did.

She said, "mas o menos, daddy... mas o menos." ...Dagger 🔪

I came up short on all my progress goals except Silver Spring.

Q4 Takeaway: You have to overcome a lot of inertia to start a project (Oliver & Fairmount), but once you get that snowball rolling (Silver Spring), the momentum will hurdle you forward whether you like it or not. Since our GC went AWOL on Project Baltimore, we're exerting extra effort to get the flywheel going again.

Thankfully motivation and focus are at an all-time high right now because it's a new year. Will do my best to fully exploit this advantage while I have it.
