These two wouldn't stop fighting about what song to listen to. Begged 'em to go to sleep. This moment lasted long enough for Dia to take the picture.

Is it me or is everyone sick right now?

This is going to be a quick one.

I just put Luna down and popped two Tylenol (Night Time) Cold & Flu so I'm either falling asleep at the keyboard or getting this out. Beam me up, Scottie.

I'm going to start and end this week's email with gratitude. 🙏

After last week's email, many of you reached out to send your condolences about my uncle's passing and provide support in the form of suggesting solutions to the unmade decisions I had on my plate.

  • We hired an agent for Project Silver Spring & sent her a list of pending decisions to make
  • We hired a full-service relocation company for an upcoming move
  • We went back to our Pediatrician to figure out what was wrong with Luca and after a false negative last Friday, it turned out to be the flu.

He's fine now. He returned to school on Friday to celebrate Valentine's Day with his friends after being home all week.

Dia carried the load of taking care of him, which was nice because I started to feel sick on Monday / Tuesday.

By Wednesday I was a Zombie, but I had eviction court in the morning. One of our motel guests hasn't paid in ~2 months. We offered no pay, no stay, just leave in 2 weeks. He asked for 30 days and it was the easiest yes of my life. Anything to get out of there and back to my bed.

On Thursday I missed a brunch with my bros. Still regretting that. Gotta get that back on the books when I'm 💯 👊

On Friday I got a second wind that was short-lived. Got a full ~6 hours of work in. 💪

My day ended when I got some terrible news from my business partner. Our framer's brother-in-law passed away (@ 38yo) in a drunk driving accident on Superbowl Sunday. I didn't ask who was drinking or who else (if anyone) died. I was just stunned. I can't judge because I did my fair share of DUI in the early 2010's, but my g-d. Totally preventable.

On a lighter note...

I've been writing this personal newsletter for almost 5.5 years. I imagine each issue takes ~3-5 minutes to read. And my open rate is 70%+ every week. Y'all the real MVPs, giving me 10x (maybe 100x) the amount of time you give to a post on your favorite social media channel.

This past week I re-experienced the power of consistently creating content as it applies to my real estate business. Here's the story in as little as 3 screenshots.

1) Someone signed up for my newsletter in Jan ‘22 (unbeknownst to me). They opened ~90% of my email since.

2) Last week they scheduled a call with me. We spoke for 15 minutes.

3) They offered to invest $50k to start. I countered at $120k as my min. Wire hit Friday night.

Without knowing their side of the story, I have to assume the call was so short because this newsletter did all the heavy lifting.

She made up her mind about investing with me long before we spoke. All I had to do was not drop the ball.

Grateful to her (& all my other investors) for trusting me with their hard-earned capital.

I do not take the responsibility lightly.
