Pre-Construction FOMO

About 6 weeks ago rumors were circulating across real estate brokerage firms about a serious lack of desirable housing inventory in top-tier suburban markets.

I'm talking about new or like-new construction homes in towns with excellent school systems and convenient access to New York City via public transportation.

I brought my findings to my investor group and boy oh boy did my friends cash in.

One friend sold two homes in Livingston $50K above his "best-case" underwriting while still hanging drywall.

Another friend just counter-signed an offer $200K (11%) above his asking price in Florham Park and they have yet to put in the floors.

I am not a fan of selling pre-construction, but FOMO is a real thing. So I gave my agent the green light to start showing two of my projects as well.

But marketing a home isn't like flipping a switch. There's a lot of preparation that goes into trying to sell a home (that goes twice for pre-construction).

We need to create a Spec Sheet, ask a designer to draw renderings, identify a "Buy it Now" Price, etc. etc.

Then we need to make sure we're putting the home in front of people who have a unique ability to see an unfinished product, squint their eyes, and vividly imagine the possibility of creating memories in the home for many years to come.

Project Oliver

We just finished renderings for Project Oliver. After many revisions on the siding, we're finally happy with the way it looks.

We were originally going to do a black and white modern farmhouse, but someone down the street beat us to it. We opted for a color called Cobblestone instead.

We'll make a Spec Sheet this week and hopefully get some potential buyers in there the first few weeks of March.

As far as progress: We just finished drywall and are starting to put the siding on. A lot of work remains, but we'll definitely be done by the beginning of next school year.

We completed our Brochure two days ago and had two showings this weekend.

We're installing the trim right now and receiving our cabinetry this week. Once they're installed, we'll bring the painters in and get busy tying up loose ends. I can see this project crossing the finish line by April 30th.

It would be great if someone hit the "Buy it Now!" before then. If not, it won't be the end of the world. We'll still be hitting the Spring market well before families are bombarded with end-of-school-year gatherings & summer plans.
