Eyes On The Prize
A few weeks ago I saw this tweet:

I've always dreamed of having a developer sidekick that can convert the ideas in my head into actual tools I can use (or sell).
When I saw Billy's tweet about selling an app using Replit, an alarm went off in my head and I immediately booked a call with him.
We spent ~30 minutes talking about one of my ideas and he confirmed it had legs.
A few days later he sent me a loom video of a working-MVP (minimum viable product) along with a bid for completing the project.
His ask was reasonable. If you're like me and need someone who understands how to quickly build MVP's, give Billy a call.
The idea I wanted to develop is a tool that makes the last part of fundraising debt slightly easier and more accurate for real estate investors like me.
So with that in mind, I brought the idea to my real estate accountability group two Thursdays ago (3/20/25) and told them I found someone to develop the tool for all of us to use.
Someone inevitably asked, "What is your #1 goal for the year, and how will developing this tool help you achieve it?"
I went silent and might have even turned red. 😳
My #1 (business) goal for 2025 is to secure 8 new construction projects that will sell in 2026. During that call 1.5 weeks ago I was only at 1: Project Townsend.
Reality set in. Developing this tool does nothing to help me secure a new project. It likely does the opposite. It would take my attention away from finding more deals and dollars.
So I hit pause, put my head down, and got back to sourcing new projects.

The very next day, someone I've never interacted with on X noticed Project Oliver is around the corner from a seller they're working on.

I called him later that night and he just gave me the lead and told me to pursue him on my own. I met the seller, walked the house, made an offer, and now I'm waiting to hear back. 🤞
Not even 4 days later (on 3/25/25), my partner on Project Oliver called me to say we're locked on 2 new projects we've been chasing for a few weeks. One is in a town we're pretty familiar with and the other is in a new market we've been trying to break into.
🤯 🤯 🤯
It sounds silly, but I feel like I was rewarded by the deal gods for showing restraint and keeping my eyes on the prize.
I emailed Billy a few days later and told him the same.

And I'm doubling down. I just struck a new partnership that I'm super excited about.
My friends at Blue Anchor Properties are helping me reach out to motivated sellers in my target markets. If they're able to replicate even half the results they're seeing with their own marketing, I'll secure the balance of 8 exits in 2026 in no time.
Then I'll be free to chase all the shiny objects I want!
