A quick update on what I'm currently working on:
We accepted another offer on our Madison Duplex. The closing is scheduled for 10/29/21. π€π½ I've assumed the sale.
The Triplex in Elizabeth has an abandoned underground oil tank. We took some soil samples on 9/23 and should hear back on the next steps by 10/1. π¬ We plan on wholesaling this property, but I kinda want to keep it for myself.
I'm trying to refinance 2 properties at one time (3-Fam and 4-Unit Mixed-Use). So far, the 3-fam is going smoothly. The mixed-use is like pulling teeth. If this goes on much longer, I might decide to sell out of frustration. π€·π½ββοΈ

I'm thinking about enrolling in a cohort-based course by YouTuber, Ali Abdaal. It's called Part-Time YouTuber Academy (PTYA).
It's hella expensive, but I really want to do it. It starts in ~2 weeks and goes for 6 weeks. I'll only be on my 15th video by the time the course is complete.
Applying the lessons learned on the final 85 videos of this 2-year project can make a huge difference in my results.
I'm not exactly sure why I'm telling you all this. I think I'm just trying to convince myself to bite the bullet and pay the price.
